Do I need a structural engineer to add another floor?

Yes, in almost every case. Existing foundations and walls are designed for a specific load, and adding a floor changes that load significantly. A structural engineer needs to assess whether your current structure can safely carry the addition, or specify the reinforcement needed before you proceed.

What should I check before buying land?

At minimum: confirm the title and ownership, have a licensed surveyor verify boundaries match the title on the ground, check the land-use classification matches your plans, assess access, utilities, topography and drainage, and be alert to any development restrictions. What causes cracks in a house?

Hairline plaster cracks are often normal shrinkage and usually cosmetic. Diagonal cracks, cracks that are growing, or cracks near doors and windows that no longer close properly can indicate foundation settlement or structural movement and deserve a professional inspection. If in doubt, treat it as worth checking rather than assuming it's cosmetic.

Can I build on this type of land?

That depends on the land's zoning/use classification, any development restrictions in the area, and site conditions like slope and soil.
